Section 620
Special provisions relating to lease contracts of immovable property

(1) Regardless of what is written elsewhere in this paragraph, the lease agreement of immovable property shall be made in writing.
(2) Leasing of immovable property for a period of more than ten years shall be registered with the authorized body in accordance with the law. (3) Notwithstanding anything written elsewhere in this paragraph, immovable property cannot be leased for the purpose of farming, house building or real estate development to a person who cannot acquire ownership of immovable property within Nepal according to law without the approval of the Government of Nepal.
(4) If the house, tower or other structure built by the lessee on the land taken under the lease agreement, or the garden, forest or tree on the land is returned to the lessee at the end of the period of validity of such agreement, such house, tower or other structure or the garden on it, unless otherwise stipulated in the agreement, The rights of the lessee including forest or trees shall be deemed to be retained and accordingly he shall remove such houses, towers or structures or trees or forest trees from such land.
(5) Notwithstanding anything written in sub-section (4), if the lessee wishes to take such house, tower or other structure or the garden, forest or trees therein as is, he shall pay a mutually agreed price for that.
