Rule 20
Type of land
should be mentioned: Regardless of what is written elsewhere in this regulation, the land use area classified according to this regulation should be mentioned when preparing the land survey and survey for land surveying purposes in the area where the land use program is conducted and when mentioning the type of land. Schedule-1 (Related to Rule 8) Land Use Area Classification Basis, Criteria and Area Land Use Area Classification Basis and Criteria: will be as follows:- (a) Agricultural Area: The land used as follows will be classified as agricultural area:-
(1) Grain crops, pulses, oilseeds. Or land being used for farming including other cash crops,
(2) Fruit orchards or nurseries, vegetables, greens, commercial flower cultivation, soco nurseries etc. land,
(3) Nasupanchi: land used for the production of grain, grass or plants used for rearing or feeding livestock,
(4) Grasslands, grasslands, pastures and trees or bushes within the awadi area except the government and public forest areas,
(5) Land with vegetation or herbs grown for the purpose of forest production or herb production on private land,
(6) Land where artificial ponds are built on private or government public land for fish farming, (7) Land with any physical structure or house, tower, etc. used for maintaining, storing, drying and processing agricultural products or for animal husbandry,
(8) land that has been mined and prepared for cultivation or suitable for cultivation; Arable land or fallow land,

(b) Residential area The land used as follows will be classified as residential area:-
(1) Agricultural yieldA building, house, terrace or similar land used as a civilian residence except for the purpose of maintenance, storage and processing, animal husbandry or operation of high-tech factories,
(2) Land with private houses and attached gardens, garages, courtyards and private roads etc. used for that purpose,
(3) Land with developed apartments, multi-family buildings or residential flats, roads set aside for that purpose, collective garages, parking lots, gardens, squares, recreational areas, etc.,
(4) Houses built in rural areas, courtyards, chowks, sheds, charpis, karesabari, gardens, etc. (5) Lands of less than 1000 square meters located in areas with necessary/basic physical infrastructure, roads, electricity, water supply or sewage system for living,
(6) Land with one hundred and fifty single-family housing units or more than ten joint family housing units within a radius of one hundred meters from the plot of land with minimum infrastructure development required for use in the residential area.
(c) Commercial Area: Land used as follows shall be classified as commercial area:-
(1) Houses and land allocated for the purpose of buying and selling goods or services collectively,
(2) Areas with different types of commercial, commercial and entertainment venues and the land with houses used for that purpose or the land allocated for that purpose, (3) Places for providing education, health, communication and other services operated by the private sector or used for the same. (4) the place where any article or equipment is maintained or cleaned or stored or the house used for the purpose and the land occupied by the house,

(d) Industrial area: The land used as follows shall be classified as industrial area:-
(1) The place where there is an industry or workshop for the production of any commodity or raw material, the house or tower built for that purpose and the land used for the operation of the industry, (2) Food processing, consumer goods, beverage production and processing place and for that purpose Land allocated for,
(3) Various machinery tools, equipment, vehicle manufacturing sites and land allocated for the same,
(4) Clothing and apparel production sites and land allocated for that purpose,
(5) Decorative materials, construction materials, wood industry and other operating sites and land allocated for that purpose,
(6) Land occupied by houses, towers and workshops necessary for the operation and maintenance of an industry and land used for storing raw materials,
(7) Land used for the purpose of disposal of waste produced by industry,
(8) Industrial zones, special economic zones, etc., declared by the Government of Nepal, and the land covered by that zone.
(e) Mining and mineral sector: The following areas will be classified as mining and mineral sector:-
(1) Areas with various types of mines on the surface of the ground (including stone, gravel, sand) or underground (including iron, zinc, copper), (2) various types of minerals (petroleum, gas, gold, silver or other) under the ground Precious Metals) area found,
(3) An area where mines or minerals are being or have been mined and are currently vacant:
(f) Forest area: The land defined as forest area according to the prevailing law and used as follows shall be classified as forest area:-
(1) Land fully or partially covered with trees and vegetation,
(2) Government, community, confessional, religious and all types of forest land,
(3) Government or public land planted with trees and vegetation,
(4) land containing trees (and shrubs, butanes, etc., but not classified as other purposes, though not vegetated,
(5) 8 Natural pastures, National Parks Wildlife Reserves, Hunting Reserves, Intermediate Areas and Protected Areas,
(6) Government or public land covered with trees and vegetation grown or protected to protect water sources, (7) Land designated for forest areas other than private land obtained from river elevation,
(8) Land designated as a forest area in accordance with prevailing forest laws.
(G) Rivers, Streams, Lakes, Wetlands: The following areas will be classified as Rivers, Streams, Lakes, Wetlands:-
(1) Areas of rivers, streams and their watercourses, including riparian areas and bog areas,
(2) Canal and Soco Deal,
(3) Natural lakes, ponds: and soco deal,
(4) The area where the river or river flowed in the past and now the river, river has risen and the river or the rock has remained,
(5) Wetlands or Ramsar areas where water is frozen or likely to freeze, even if there is no flowing water. (h) Area of ​​public use: The land used as follows shall be classified in the area of ​​public use :-
(1) Land occupied by public use areas for various types of transport infrastructure (such as ports, bus parks, car parks, road belts, roads, roads, railways, bridges, airports, etc.),
(2) Public places including open green areas, gardens, parks, zoos, picnic spots, sports facilities and grounds in urban areas,

(i) Areas of cultural and archaeological importance The following areas shall be classified as areas of cultural and archaeological importance:-
