Rule 21
Compensation to Landlord

(1) In relation to the land acquired under section 15 of the Act, compensation shall be paid to the land owner under Section-5 of the Act at the rate determined by the Valuation Committee. The pricing committee, while determining the amount of compensation, will determine the amount of compensation without reducing it to 30 percent and not increasing it to 50 percent of the minimum valuation maintained by the relevant shipping office for registration purposes.
(2) After determining the amount of compensation according to sub-rule (1), the land reform officer shall prepare a table of the amount of compensation determined in relation to each land owner in the format as per schedule-17 and post that table on the notice boards of the district administration office, the district development committee office and the land office at least thirty-five times. Will publish the notification of the deadline of the day.
(3) According to section 15 of the Act, if the land acquired from a land owner falls within two or more districts, the valuation committee of the relevant district in relation to the land of such land owner shall determine the amount of compensation in accordance with sub-rule (1) and publish a notice in accordance with sub-rule (2) and such notice A copy should also be sent to the office where the invoice was submitted.
(4) A person who is not satisfied with the schedule of compensation determination published according to sub-rules (2) and (3) may appeal before the relevant appellate court within thirty-five days from the date of publication of that schedule.
(5) According to the published schedule of compensation in accordance with sub-rules (2) and (3), if no appeal is filed after the expiry of the period for making an appeal in accordance with sub-rule (4), according to the published schedule and in case of an appeal, according to the final decision of the appellate court, the District Land Reforms Officer shall send to the concerned landowner the section of the Act- 5 will arrange to give compensation.
(6) If there is a dispute pending before the court or an authorized officer in case of a dispute regarding the related land, the compensation for the land in dispute will be withheld until it is resolved.
