After the possession of the mortgaged property is established, the creditor shall take proper care and protection of the property as well as his own property.
(2) If any tax or duty is to be paid according to the law for the possession of the mortgaged property, such tax or duty shall be paid by the creditor. But according to the law, the goods should be paid by the claimant.
(3) If the mortgaged property is obstructed by a person other than the debtor and cannot be enjoyed, the creditor may sue for enjoyment in accordance with the law.
