<br> to maintain the leased item
Except as otherwise provided in the lease agreement, the lessee shall maintain the leased items.
(2) Notwithstanding anything written in sub-section (1), if the leased item cannot be enjoyed or used without immediate repair, maintenance or improvement, the lessee may repair, maintain or improve such item by informing the lessor.
(3) The lessor shall adjust the amount for the repair, maintenance or improvement made according to sub-section (2) in the rent or lease.
