Section 418
Joint property may be sold and transferred

(1) If the joint property is to be sold and transferred, the transfer can be done with the consent of all the owners of such property.
(2) According to sub-section (1), even if all the owners do not agree to transfer the joint property, any owner may transfer his right or share of the property.
(3) According to sub-section (1) when transferring the joint property of an owner's right or share, if such part cannot be separated from a technical point of view, and if another owner wants to take such property, he may take it at a price mutually agreed between the owners.
(4) If more than one owner wishes to take the joint property, the owner who agrees to pay the highest price shall be entitled to take such property.
(5) Notwithstanding anything written in sub-section (3), if the right or share of the property of any owner does not want to be transferred to another owner and if it is not technically feasible to separate and transfer such property, the amount obtained by selling the entire share of the joint property shall be distributed among the owners on the basis of the right or share in such property. .
(6) If someone transfers joint property contrary to sub-section (1), it shall be valid to transfer only the property to the extent of his right or share in such property and the person related to the property transferred in excess of his right or share shall be entitled to take it back.
