Section 273

In spite of what is written elsewhere in this paragraph, if a person has enjoyed such property or land as his own property or land for more than three years in the case of another person's movable property and thirty years in the case of land, it shall be considered that he has an adverse usufruct right over such property or land. However, (1) adverse usufruct will not be acquired regardless of how long the government, public, community or Guthi land has been occupied.
(2) If there is a separate provision by contract or other law in relation to any property or land, it shall be in accordance with the same. (2) According to sub-section (1), if a person gets an adverse right of occupancy in any property, such a person may maintain the ownership of such property in his own name.
(3) Notwithstanding anything contained in sub-section (1), the provisions of this section shall not apply to the taking of any movable property or land without the knowledge of the owner, secretly or forcibly.
(4) When calculating the period under this section, it will be calculated from the date of commencement of this Code.
